Why your home's tax value can be too high

The county sets values for millions of homes at once, mostly by computer. Nobody comes to look at yours. So it can get things wrong:

  • You bought near the top of the market. Prices nearby may have dropped since, but your tax value hasn't.
  • Your home has problems the county can't see. An old roof, foundation cracks or a kitchen that needs redoing all lower what it would sell for.
  • The county's records are wrong. The wrong square footage or number of bathrooms can push your value up.

$780 a year doesn't sound like much until you add it up: $65 every month, $3,900 over five years. Each year you don't ask, you pay the higher bill. The 2026 deadline is Monday, November 30.

Why the county listens to sales of homes like yours

Your property tax is based on what your home would have sold for on January 1, 2026. California law lets you prove that with sales of similar homes nearby, as long as they sold close to that date.

So the strongest case a homeowner can bring is three to five real sales, side by side with your home, with the differences in size and condition accounted for. That's what our packet gives you.

And asking costs little. A review by the county Assessor is free. A formal appeal costs a $46 county fee.

How it works

  1. Send us your address

We compare your home's tax value with recent sales of similar homes near you. You get the answer by email within 24 hours. It's free.

  2. Get your appeal packet

If the numbers show you're paying too much, you can order a ready-to-use packet for $49. We email it within 2 days.

  3. Send it to the county

Follow our simple step-by-step guide to file online. Most people finish in about 15 minutes. You don't need a lawyer.

Is this worth it for you?

We'd rather tell you now than take your money for nothing.

Probably worth checking

  • You bought your home in the last few years
  • Homes near you are selling for less than your tax value
  • Your home needs major repairs
  • The county's details about your home look wrong

Probably not worth it

  • You've owned your home for many years. California limits how fast your tax value can rise (Prop 13), so it's likely already below what your home would sell for.
  • You want someone to go to a hearing for you. We help you file; we don't represent you.

Not sure? Do the free check. If an appeal won't help, we'll say so.

What you get for $49

$49 per home, one time
  • A one-page summary: the value you should ask for, and why
  • 3 to 5 similar homes near you that sold, with dates, size and price
  • The right county form for your situation, with your details filled in
  • Step-by-step filing guide in plain English
  • What happens after you file, and what to bring if there's a hearing

Full-service companies often keep 25% to 50% of your first year's savings. On the $780 example above, that's $195 to $390. Our packet is $49, and every dollar you save is yours.

Common questions

Will my taxes go up if I ask?

You're asking the county to look at your value again. Only ask if the sales of similar homes show your value is too high. That's exactly what the free check tells you.

Are you part of LA County?

No. We're a small independent service. You can always file with the county yourself without us.

Do I need a lawyer?

No. Homeowners file these forms themselves every year. We give you the proof and the steps. This isn't legal advice.

When will I know if it worked?

The county decides on its own schedule, often months later. If your value goes down, your bill is corrected.

What if you find nothing?

The check is free, so you pay nothing. If you bought a packet and we find no proof, we refund you in full.
